Choose a topic, then open a question.Yes. Share the area, property type, furniture and preferred timing. No account is needed; an enquiry does not sign an agreement, publish the property or trigger payment.
Yes. Open “Read the sample” on this page without an account to read the complete standard terms with Japanese alongside and download a PDF. This public sample is not executed; names, property details, dates and other individual details are blank. Final terms, required explanations and both parties’ signatures follow separately.
The site and owner portal support Traditional Chinese, Japanese and English. Your agreement shows your language first, with Japanese alongside. LIVIA or a partner checks the site; identity, authority and payment details are verified separately.
Suitability depends on location, condition, equipment, building rules, letting authority and availability. Being vacant does not itself make a home eligible; permitted use and restrictions need checking.
Have the property overview, ownership or representation, building rules, floor plan, inventory, known faults and insurance status ready. Submit necessary evidence through the later instructions; never put access codes, identity numbers or bank details in the public form.
Timing follows the agreement, necessary documents and site checks. Publication and site readiness are separate; safe condition, cleaning, equipment and access must be ready before check-in is confirmed. There is no universal guaranteed start date.
Either can enquire. Tell LIVIA the registered owner and the contact person’s role; we will explain the documents and signing arrangements needed for ownership or representation.
Share the owners, joint ownership and the representative’s role. LIVIA will identify the consents and authority to check; the main contact is not necessarily the person entitled to sign.
Share conditions concerning letting, use and subletting. LIVIA can help organize the checks; any lender or building consent still follows that party’s rules before arrangements proceed.
Yes. Start with existing photos, the location and known condition, noting when photos were taken. LIVIA will identify further photos or site checks needed; listing and readiness use the verified condition.
Owner-provided furniture: 85% owner / 15% LIVIA. LIVIA fully funds agreed furniture: 70% owner / 30% LIVIA. LIVIA or an assigned partner records before-and-after condition, equipment and existing damage. Follow-up work is arranged where needed. Expense discussions and work progress are tracked separately, without restarting the lease each time.
Prepare Japanese, English and Traditional Chinese waste, house-rule and Wi-Fi notices using verified local and building rules. Record agreed replenishment of toilet paper, bags, detergent and a new sponge; complimentary supplies are limited, not unlimited.
List anything you want to keep. Remove valuables, documents and items guests must not use before letting. Any retained storage, usable space and responsibility need prior agreement; storage is not automatically included.
Check furniture such as beds and mattresses separately from bedding. Bedding and towels are not assumed to be standard inclusions; guests may purchase a new set when applying. LIVIA coordinates the property inventory and order, so there is no need to buy stock in advance.
Age alone does not mean everything must be replaced. Check operation, safety, cleanliness and instructions. For faults or unsuitable items, LIVIA explains the issue and options before discussing repair or replacement.
The standard is month-end closing and payment on the 20th of the following month, or the preceding Japanese banking day if the 20th is a bank holiday. For example, April closes for payment on 20 May. Existing individual agreements retain their terms. A finalized statement and receipt in your bank are separate states.
No. Monthly allocation covers rent received for a stay that has started and only elapsed days. Future prepaid days are excluded. For example, 300,000 yen basic rent for 90 nights gives a 100,000 yen basis after 30 nights in the first month; the owner-provided furniture plan yields 85,000 yen (85%); the LIVIA-funded plan yields 70,000 yen (70%), before agreed expenses. Close at month end and pay by the next month’s 20th, or the preceding Japanese banking day. Unresolved refunds, early departures or date changes require review before finalization. Existing individual agreements retain their terms.
During the agreement process, register a Japanese domestic JPY bank account in your own name in the owner portal. LIVIA reviews it before the first payment. Verified details populate the manual transfer PDF; the PDF itself does not send money. Details are stored encrypted, and changes require a new review. Do not put account details in public forms or ordinary email. Contact LIVIA about overseas accounts.
Owner-provided furniture: 85% owner / 15% LIVIA. LIVIA fully funds agreed furniture: 70% owner / 30% LIVIA. Allocation uses collected sublease rent (including rent for additional occupants) after relevant refunds; LIVIA’s share is monthly operations. Agreed owner expenses are separate. Rent, occupancy and net returns are not guaranteed.
The guest’s separate 5% system fee, 10% management fee and fixed ¥10,000 contract administration fee, as well as cleaning, utilities, Wi-Fi, deposits and damage settlements, are outside the allocation of sublease rent (which includes rent for additional occupants).
The collected-rent model does not guarantee occupancy or a minimum return. No collected rent can mean no allocation. Any individually agreed fixed rent follows that agreement. Listing prices and reservation totals are not collected owner income.
Furniture funding follows your selected plan. Building repairs, fire insurance, special cleaning and agreed owner costs remain separate. LIVIA arranges Wi-Fi; special installation and costs require prior agreement. No unagreed deductions or double-charging of LIVIA-funded furniture purchases.
Discuss the amount, split and direct payment or future rent deduction for each item, and keep the agreement. A discussion is not permission to deduct. Expense agreement and site work are tracked separately; any shortfall needs agreed payment or carry-forward terms.
The owner portal separates collected rent, allocation, agreed expenses, balance and payment records. Identify the property, month and item when asking a question. Banking and tax circumstances need separate checks; do not submit bank details in the public form.
Ordinary listing changes apply to eligible unbooked dates and preserve the amount agreed for existing reservations. Changes to a reservation itself follow a separate process; editing the listing does not reprice it.
Apply the reservation agreement, cancellation rules and actual receipts or refunds. LIVIA separates rent refunds, other fees and the owner allocation; an unused reservation’s total is not automatically earned income. Corrections retain an adjustment record.
Coordinate listings, reservations, agreements, resident communication, work and statements. Operations follows arrival/departure records, cleaning, inspections and faults. Common areas, statutory inspections and major building work follow building rules and agreed responsibilities.
No. Ongoing management is not unauthorized entry into an occupied home. Site visits follow departures, cleaning, necessary repairs and lawful access arrangements; operations follows progress and reports between visits.
Check pre-existing faults, age, ordinary wear and attributable damage separately. Owners normally cover age-related repairs to their equipment. Resident or LIVIA-side damage follows evidence, cause and agreement; not every repair is automatically charged to the owner.
Take necessary action under safety needs and agreed authority to limit damage, then record the circumstances, photos, work and costs and inform the owner. Emergency action still needs a basis for responsibility and expense.
The LIVIA agreement requires the owner to contract and pay for building fire insurance and confirm cover suitable for subletting. Enrollment may follow signing. Record existing, planned or absent cover accurately and check its scope. This is a contractual obligation, not a claim of a universal statutory duty or guaranteed payment for every loss.
Indoor smoking is prohibited. Residents follow building, quiet-use, visitor and equipment rules. Waste follows local and building instructions; no bag may be left at departure. Entrance and corridor photos help record the returned condition.
Public pages show the appropriate neighbourhood and access information, not unrestricted full address, room number, entry codes, Wi-Fi passwords or private owner documents. Access instructions go only to eligible recipients.
Agree a site, office, postal or other suitable handover, including time and recipient. The owner-to-LIVIA handover and a worker’s access are separate arrangements. LIVIA coordinates entry and return; do not put key codes in the public form.
Choose available dates in your owner portal. After checking bookings, cleaning buffers and the agreement, the system immediately stops new reservations for the dates. LIVIA then confirms access and costs; complete arrangements before booking travel.
A personal-use request does not cancel existing guest bookings. Reserve available dates early and leave three full preparation days on each side of your stay. Discuss any existing arrangement with LIVIA; do not enter without an agreed handover.
Personal-use dates stop letting. Cleaning and fixed utilities/Wi-Fi charges follow the quote agreed beforehand. Return the home, remove waste and record condition as instructed; agreed expenses are itemized and personal use is not guest rent income.
New agreements use an ordinary building lease as the standard and renew under the agreed terms until lawfully ended. Changes or ending follow the agreement and required process, including existing residents and bookings; immediate unconditional recovery is not promised.
Use your owner portal to follow your listing, reservations, use, documents and financial records. Check your registered inbox when the signature service requires email action. A publication or booking notice is not proof of bank payment.
Before partnering, use this page’s free enquiry form with your property and preferred email, phone or LINE contact. After partnering, identify the property and issue in your portal. Discuss furniture, repairs, amounts and cost sharing without putting identity numbers, bank details, access codes or passwords in this public form.
The system’s outer limit is a departure date within two years from today, subject to the property agreement, availability, existing reservations and preparation days. This does not promise every date is open; personal-use and blocked dates also apply.
Show the actual rooms, kitchen, bathroom and main equipment so the layout and use are clear. LIVIA coordinates needed photos; put away documents, mail and personal items and avoid including other people’s faces.
Start the enquiry with photos, room counts and equipment details. LIVIA identifies missing information. Area, layout and equipment must use verifiable information rather than an invented plan.
Discuss publication using confirmed information. Available dates, photos and equipment must match verified arrangements. Outstanding site work remains tracked; publication does not bypass check-in preparation.
No. Guests see base rent and fees for their dates and party size, with the deposit separate. Owner allocation uses agreed collected sublease rent, including rent for additional occupants; separate guest fees and deposits are excluded. LIVIA separates guest payments, allocation and owner expenses so the total is not mistaken for take-home income.
A person confirms the nearest station and walking minutes, selecting the correct station from search. AI helps organize source-checkable rail routes and approximate times to Tokyo, Shinjuku and other destinations; it does not guess walking distances.
Availability also depends on preparation buffers, owner use, repairs, blocks and the agreement. LIVIA checks the reason alongside occupancy; an empty home is not necessarily ready for immediate check-in.
Tell LIVIA the property and change in your portal, with current photos. Verify the condition before updating the listing; if existing guests’ agreed use is affected, the necessary communication and action are checked too.
Yes. Review available dates, prices, photos and equipment with LIVIA, then discuss adjustments. Offers do not guarantee higher returns or change existing reservations; confirm the scope of any discount first.
Ordinary extras are scoped and estimated with responsibility and payment before arrangements. Urgent action to limit damage follows agreed authority and safety needs, with records. Share your budget and contact preference with LIVIA beforehand.
LIVIA records the reason, scope and amount of a change and confirms any adjustment under the agreement. Estimates, approved amounts and actual expenses remain distinct so a discussion is not treated as approval to deduct.
Discuss each item separately, such as owner-funded furniture and a shared item. Confirm percentages, amounts and reasons together. LIVIA records the actual agreement; one 50/50 decision does not apply to every later expense.
Discuss feasible receipt arrangements before ordering. Share dimensions, the item, arrival date and installation needs. Confirm carrying, assembly, removal and on-site costs separately to avoid missed deliveries or unsuitable purchases.
Record the property, purpose, quantity, amount, responsibility, agreement and available proof, with work photos where needed. LIVIA separates estimates and actual spending so the purpose and recipient are clear, not just a total.
Share an itemized record, payment proof or photos that identify the transaction. LIVIA tracks missing evidence and follow-up. An internal expense record is not a supplier invoice or a guarantee of tax deductibility; consult a tax professional about evidence.
Both parties agree an inventory of furniture funded by LIVIA. LIVIA owns and retrieves it when the agreement ends; its purchase cost is not deducted again from owner payments. Existing owner furniture remains theirs. This plan adds no minimum term or early-termination furniture recovery charge.
Documents put the recipient’s language first with Japanese alongside. Translation is not individual legal or tax advice. Ask LIVIA about unclear or inconsistent wording and sign only after understanding the terms.
Open the separate Zoho Sign invitation in your registered inbox, complete signing and final submission, then return to LIVIA for the latest status. Viewing the PDF or filling a signature field alone does not complete signing; the portal explains the next step.
New signing invitations specify the recipient’s language. If another language appears, choose Chinese (Traditional) in the service’s language menu and follow LIVIA’s guidance. Screen language and PDF translation are separate; ask LIVIA if the content is unclear.
Check the registered inbox, spam and current document status, then tell LIVIA the property and missing notice. Avoid repeated sends or duplicate documents; we first check for an existing valid invitation before arranging next steps.
Agree the available payment method, account name, currency and fee responsibility before partnering. Overseas transfers and conversion can affect arrival and the received amount; a yen statement does not guarantee a fixed Taiwan-dollar receipt. LIVIA records payment under the agreement.
Operations and statements are not tax-filing representation. Residence, ownership and income circumstances can affect treatment. LIVIA can organize financial records; ask a tax professional about individual filings, withholding and cross-border matters.
The current standard is monthly letting from 30 nights. A shorter gap between reservations does not itself permit a short stay; LIVIA lists and accepts the conditions currently offered.
Visitors must respect quiet-use and building rules. Additional overnight guests require a portal request, stay within capacity and must not receive entry codes. Charges follow contract length, accumulated nights and configured fees; additions are not unlimited or automatically free.
Guest utilities and Wi-Fi are normally fixed charges with reasonable-use rules. Any excessive-use adjustment needs evidence and the applicable agreement. A higher bill alone is not automatically passed to either the owner or resident without checking the basis.
No. Equipment, fixtures and Wi-Fi devices stay within the designated property use, including portable devices. LIVIA explains the rule and records any loss or damage for handling according to cause and agreement.
No. Residents must remove all waste to the designated collection place following local and building instructions, leaving none in the room, entrance or corridor. Entrance and corridor photos form part of the departure record checked by LIVIA.
An extension requires a request and checks of later bookings, preparation days, fees and the necessary agreement; it is not automatic. For an overdue return, LIVIA records and follows up under the contract and lawful process, not unilateral lock changes or disposal of belongings.
Choose available dates in your portal to hold them for personal use; the hold also stops new guest bookings. Select dates you need. Before use terms are confirmed, you can change or release the hold yourself; afterwards, coordinate costs and work arrangements with LIVIA.
Before use terms are confirmed, you can change or release held dates in your portal. Saving rechecks bookings and preparation days; if a change fails, your original dates remain held. After terms are confirmed, ask LIVIA to coordinate costs and work. Existing guest bookings are not automatically cancelled.
Share the property, dates, reason and access needs. LIVIA coordinates blocked dates and necessary work. Existing reservations are checked separately; editing the calendar does not cancel them.
Contact LIVIA while planning. We can identify the existing agreement, residents, reservations, costs and coordination needed. A change of ownership does not mean all arrangements immediately end; discuss legal and tax steps with the relevant professionals.
Follow the agreement and arranged date, checking keys, inventory, condition, outstanding matters and final costs. LIVIA organizes comparison records. Existing marks, ordinary wear and damage needing action are distinguished; a return to brand-new condition is not promised.
Contact LIVIA through your authenticated portal and identify what changed. Account and payment details follow specific verification instructions. Do not submit full bank details or ID through the public form; an unverified email is not automatically a payment-change instruction.
