Reservations are not all collected income
Displayed booking totals can include cleaning, utilities, fees and deposits. A pending request or uncollected amount is not owner income. Check the property, statement period and collected rent first, and avoid comparing figures from different bookings or months as if they covered the same activity.
Identify the allocation basis
Find the collected sublease rent in the statement, including additional-occupant rent and net of applicable rent refunds. Then check the furniture plan recorded in the agreement: owner-provided furniture gives 85% to the owner and 15% to LIVIA; LIVIA fully funding the agreed furniture gives 70% / 30%. Separate guest fees, utilities, Wi-Fi, cleaning and deposits do not enter that basis.
For an earlier month, use the terms saved for that period. A newly advertised percentage does not replace an existing signed agreement or rewrite an issued statement. If a formal change has been agreed, also check its effective date.
Trace each deduction
Furniture purchases, initial cleaning or repairs allocated to the owner need a matching agreement and evidence. Check the item, date, responsible party and amount instead of relying on a lump deduction. Even where LIVIA paid first, trace the purchase or work record and confirm that the owner agreed to bear that expense.
The purchase cost of furniture on the agreed LIVIA-funded inventory must not appear as an owner deduction or separate bill. LIVIA owns those items and retrieves them at the end. If a furniture charge looks duplicated, identify the statement entry and inventory item so they can be reconciled before further action.
The balance may be negative
The 85% or 70% is an allocation before separate expenses, not guaranteed monthly profit. Check statements for agreed repairs outside the plan. Furniture funded under the LIVIA plan must not appear as an owner deduction.
Finalization is not a bank transfer
The standard closes at month end, with payment on the next month’s 20th, or the preceding Japanese banking day if necessary. Finalization means the calculation is ready, not that a bank transfer has arrived. Read the statement balance and then check the amount, date and payment record. Existing agreements with a different due date retain that agreed condition; updating the site does not change an existing payment schedule.
Raise specific questions
Keep the relevant month and property clear, then ask about particular amounts, responsibility or unreflected refunds. You do not need to repeatedly resend account documents or place banking information in public messages. Reconciliation should use saved records rather than changing statements from memory.
