Apply before arriving

Choose available dates in your portal. The system checks existing bookings, the lease and three full preparation days, then immediately holds the dates against new reservations. A date hold does not approve use or release keys. Confirm costs, use terms and key handover with LIVIA before making travel or arrival arrangements.

A request does not cancel another booking

You can change or release held dates in the portal before use terms are confirmed. New dates must pass the same booking and preparation checks; if unavailable, the original dates remain held. Owner use never cancels an existing resident reservation.

Leave room for preparation work

Leave three full preparation days between stays. Cleaning, inspection, repairs and readiness for the next resident still need to be checked; do not replace protected work days with personal-use dates.

House rules still apply

Personal use still follows building, neighbourhood, smoking, equipment and waste rules. Do not share access codes with unrelated people; check additional occupants and use under the agreement. During LIVIA’s lease, personal arrangements need coordinated records rather than relying on incomplete informal communication.

Complete handover after use

Return keys as instructed, provide required photos, remove personal belongings and waste, and allow assigned cleaning and inspection. Personal use is not an exception to handover. Clear condition records help prevent the next resident from arriving to unresolved items or marks.

Agree and reconcile the costs

Cleaning, equipment and other personal-use expenses follow agreed terms and may appear in the owner statement. A date request is not a promise of free use. Confirm responsibility first, then reconcile the work, evidence and deductions after the event. Ask LIVIA promptly about differences.
