Transport details influence decisions
Station names, lines, walking times and major connections affect whether a resident chooses a home. Use correct names and support travel times with checkable information. Automatically generated text still needs verification; do not invent a closer station or promise a commute that never varies.
Separate location from entry instructions
Public pages can explain the area and appropriate address range without disclosing unrestricted room numbers, access methods or codes. Provide entry instructions only to eligible recipients. The owner’s private email and personal documents are not advertising material.
List equipment that is actually usable
Furniture, Wi-Fi and appliances should match the current usable condition. Photos may show preparation or an older state, so confirm which belong in the current listing. Planned purchases and unfinished repairs are not amenities already available to a resident.
Present fees distinctly
Read the listing price by category: base rent, additional-occupant rent, the 5% system fee, 10% management fee and fixed JPY 10,000 contract administration fee. Check utilities, Wi-Fi, cleaning and deposits separately too. The guest’s total payment is not the owner’s income.
Owner statements separately allocate collected sublease rent, including additional-occupant rent: 85% owner / 15% LIVIA with owner furniture, or 70% / 30% with LIVIA fully funding the mutually agreed furniture. Other guest fees and deposits are excluded. Listing prices may change, but existing agreements and bookings retain their recorded terms.
Availability includes work and authority
Check other reservations, owner use, blocked dates, cleaning and inspection, and the authorized lease range. An empty-looking date is not automatically bookable. Published availability must match system checks and preserve necessary work rather than placing a new resident immediately after departure without preparation.
Confirm publication after changes
After equipment, prices, photos or access information change, verify the published result. Updating advertising must not automatically rewrite existing booking prices or contract records. Owners can review their listing and ask LIVIA to reconcile discrepancies so both sides are checking the same version.
