Start with eligible collected rent
Eligible collected rent, including additional-occupant rent, is allocated 85% to the owner and 15% to LIVIA for monthly operations when the owner supplies furniture, or 70% / 30% when LIVIA fully funds and supplies the furniture. Choose the plan before signing. Guest system fees (5%), management fees (10%), the JPY 10,000 contract administration fee, utilities, Wi-Fi, cleaning and deposits are not part of this allocation basis.
Separate from the guest’s 15%
The guest’s 5% system fee and 10% management fee are added to base rent. LIVIA’s 15% or 30% monthly operations allocation comes from shared rent. These have different calculation bases; choosing the furniture plan does not change those guest fees.
A numerical illustration
On JPY 160,000 of eligible collected rent, the owner-furnished plan allocates JPY 136,000 to the owner and JPY 24,000 to LIVIA. The LIVIA-furnished plan allocates JPY 112,000 and JPY 48,000 respectively. These examples are before separately agreed expenses; monthly settlement covers paid, elapsed occupancy.
Allocation is not the final balance
LIVIA fully pays for and owns the furniture covered by its furniture plan, and collects it at the end of the agreement. Its cost is not separately billed to the owner or deducted from owner proceeds. Record the items, quantities, condition and locations. Building repairs and other costs outside the plan require a separate discussion of scope and responsibility.
Separately agreed owner expenses are itemised. Neither allocation percentage guarantees net proceeds or profit.
Account for vacancy and adjustments
An income-linked arrangement does not guarantee fixed rent during vacancy or non-collection. Contractual refunds and verified adjustments must be reflected in the statement. A reservation’s displayed total is not automatically collected owner income. Read the collected amount and adjustment records before treating a figure as payable.
Check the statement and transfer separately
The standard is month-end closing and payment on the 20th of the following month, or the preceding Japanese banking day if the 20th is a bank holiday. April therefore closes for payment on 20 May. Statement finalization and bank payment are separate: review income, deductions, balance and transfer records. Existing individual agreements retain their agreed conditions; a public page update does not rewrite them.
