Begin with the property overview

Start with the city or neighbourhood, property type, furniture and preferred timing. The public form does not need access codes, passwords, identity numbers or bank details. LIVIA uses this overview to understand the enquiry and requests necessary documents later through the appropriate process.

Choose a reachable contact

Use an email you monitor and select email, phone or LINE for follow-up. Include a country code for phone or a usable LINE ID. Consent covers answering this enquiry and explaining LIVIA’s service. It does not create an owner account or accept letting terms on your behalf.

Verify authority before letting

Ownership, signing authority and consent to sublet need checking. Joint ownership, representation or company ownership may require different evidence. A name and email in an enquiry are not proof of ownership. They must not automatically authorize listing a home for third-party use.

Agree terms before account setup

Discuss operation, allocation, expenses and personal use before moving to the owner account and agreement. Japanese remains alongside the relevant translation. Reading, questions and signing are separate steps. Receiving a document does not mean the contract is signed or initial purchases are approved.

Remote operation still needs site checks

Being abroad does not remove the need for key handover, condition photos, furnishing, cleaning and safety checks. LIVIA or an assigned partner carries out the work and records results. Agree who receives the keys, where they receive them and where keys are stored afterward.

Check payment and tax conditions separately

Standard payment follows month-end closing, on the next month’s 20th or preceding Japanese banking day. Check receiving-account eligibility, international transfers and tax circumstances separately. The 85% or 70% allocation, depending on the furniture plan, applies to collected subrent including additional-occupant rent. It is not after-tax profit or a promise that every cross-border cost is included. Submit necessary information through the appropriate secure process, never bank details or identity numbers in the public form.

This owner guide explains service and preparation. Actual authority, expenses and operating conditions follow your agreement. Letting results and returns are not guaranteed.
