Make rules available before use
Smoking, equipment restrictions and handover should not come as surprises after moving in. Public information, the agreement and posted instructions must agree. Separate important topics with clear headings so residents understand each acknowledgement rather than checking a single long, unclear block of text.
Use the actual local waste rules
Sorting, collection times and locations vary by municipality and building. Post verified instructions for that home. Translation helps understanding; it does not justify inventing a collection day or copying another area’s rules as though they applied to this building.
Keep equipment at the property
Furniture, supplies and Wi-Fi equipment must not be removed without permission. Portable capability does not authorize taking a device outside. Explain storage, permitted use and fault reporting so the next resident does not face missing equipment and everyone can account for its location.
Encourage sensible use and reporting
Explain turning off lights and air conditioning when away and avoiding running water. A fixed utilities charge is not unlimited consumption. Faults and unusual conditions should be reported. Any extra charge needs the disclosed contractual basis and evidence rather than a subjective impression of excessive use.
Plan belongings and waste before departure
Residents dispose of all belongings, leftover supplies and rubbish before departure. Nothing may be left in the indoor entrance, rooms or shared corridors, even a single bag. Plan around the property’s collection dates and ask LIVIA in advance about the appropriate method if those dates cannot be used. Entrance and indoor hallway photos record the condition at handover. The only exception is the new bedding and towel pack purchased from LIVIA for this stay: residents may take it home or leave it inside the room for disposal without a disposal fee. Even this pack must not be left in entrances, hallways or common areas.
Maintain the posted instructions
Japanese, English and Traditional Chinese can reduce misunderstandings, with Wi-Fi instructions shown separately. Update signs when equipment or waste rules change. Record service-supply replenishment quantities, and make clear that limited complimentary supplies are not a guarantee of unlimited availability.
