Identify the property, dates and current status
When a reservation notice arrives, check the building, room, arrival and departure dates, and status. Receiving an application is different from confirmed occupancy. For multiple properties, use the matching portal record rather than relying on an email subject alone.
A provisional booking has a completion deadline
During the provisional period, the resident completes information, contract and payment procedures. A booking can be cancelled if required steps are not completed in time, so the displayed amount at that stage is not finalized owner income. Use the reservation record for the latest status.
Look at the work assignment and schedule
Initial preparation, cleaning and inspection are performed by LIVIA or its assigned partner. A reservation notice does not mean the owner must carry out every task. Review the person responsible, schedule and outstanding issues separately; consult any request from LIVIA where an additional cost or decision needs attention.
Preparation days are not free-use days
A full three-day preparation buffer is needed on each side of a stay. A calendar date without a resident may still be reserved for cleaning or inspection. If you want to use the property yourself, apply for available dates and check the conditions rather than entering on the assumption it is empty.
Follow readiness through to key instructions
Contract and payment progress do not resolve outstanding work affecting occupancy. The condition of the apartment and key-collection instructions are managed separately. Do not send a resident an old code yourself; use the current instructions arranged through LIVIA.
Distinguish updates from requests for your decision
A faulty appliance, proposed purchase or cost allocation may require owner input. Check the property and specific item when responding. Separate a progress notice from a consultation asking for an answer or consent. If the status is unclear, ask LIVIA about the matching record rather than guessing.
