Specify the dates and amount you want to change

Tell LIVIA which period you want to review, such as ordinary dates or year-end holidays. Provide start and end dates and the proposed rate to avoid changing the wrong room or overlapping periods. A requested price is not a promise of bookings at that level; demand and listing conditions also matter.

Protect the price of existing bookings

A new future rate does not automatically change the price of an existing reservation or signed agreement. Identify booked dates separately from the period being edited. If an agreed booking itself needs a change, handle that through the applicable contractual process rather than a listing-price update.

Separate base rent from other charges

The resident pays a 5% system fee and 10% management fee on base rent, plus a fixed ¥10,000 contract administration fee and other applicable items. Cleaning, utilities and the refundable deposit are separate categories. A desired base rate is different from the resident’s total payment.

Use collected rent for the owner allocation

When reviewing future prices, check the selected furniture allocation too: 85% owner / 15% LIVIA operations for owner-provided furniture, or 70% / 30% when LIVIA fully funds the agreed furniture. Actual statements use collected sublease rent, including additional-occupant rent and applicable rent refunds, rather than an uncollected advertised price. Other guest charges and deposits remain outside the allocation.

Changing rates for unbooked dates is separate from changing a signed furniture plan or recalculating past statements. Keep the requested price period distinct from contract terms; any change to an existing agreement needs its own scope and effective date.

Review availability alongside the price

A date with a price is not necessarily available: other bookings, owner stays, blocks, preparation and the agreement’s scope all matter. Check the full three-day preparation buffer on each side too. Updating prices should not require removing existing work or reservations.

Check the saved period and public display

After an update, check the property, dates and rates against the public listing. Keep the intended change clear rather than relying on an old screen. If a booked rate looks wrong, ask LIVIA to verify the specific reservation record instead of assuming the newest listing price applies.
