Begin with an overview and contact details
Prepare the general location, property type, furniture situation, preferred start and contact method. You do not need every document for the first enquiry. Mark unknown details as unknown, and do not enter key codes or bank details into the public form.
Gather materials that show the actual apartment
A floor plan, size, room count, furniture and appliance list, and current photographs help make the discussion specific. Images showing windows, storage and room layout can be useful. Check that names, private documents and other people’s faces are not visible before sharing.
Then confirm authority and building requirements
After the initial discussion, LIVIA explains documents needed to confirm ownership, signing authority, subletting permission and building regulations. Joint ownership, companies and representatives may require different checks. A name and email submission does not itself verify ownership or permission to let.
Share personal-use plans and equipment questions
If you expect to visit Japan, discuss the approximate timing early. Actual owner stays still require an available-date request and checks against bookings and preparation buffers. List furniture to retain, belongings to remove, and known insurance or repair issues where possible.
Use the designated process for private documents
For identity documents or receiving-account information, confirm why they are needed and use the secure process provided. Do not add sensitive information to a public form or listing comment. If a sender or link looks unfamiliar, verify it through a known LIVIA contact point.
Keep unanswered questions as a short list
Questions such as “What furniture is missing?” or “When is an agreed cost paid?” make the conversation practical. Submitting an enquiry does not create a contract or purchase approval. Review LIVIA’s response and the individual terms before moving on to the next procedure.
